Environmental Protection Objective:
Our ambition is to preserve a healthy and beautiful environment for Hong Kong. To become a role model in the catering industry, we encourage our colleagues to pay attention on environmental protection. Also, we understand the need for making a better living environment for ourselves and our future generations. We have to self-improve and strive to achieve environmentally sustainable development. In order to achieve this goal, we have adopted the following Code of Practice:

Compliance
We comply with environmental laws and other relative regulations, legislation, standards and spirit of the Ordinance, and the company's internal guidelines and procedures. As long as circumstances permit, we will strive to exceed the standards.

Pollution Prevention
We carry out environmental impact assessment in working environment and the products planning process, which help to prevent the environmental problem due to planning and developing of new project. We implement ISO 14001 environment management system and actively participating carbon audit campaign, those actions help us to continuously improve the environmental performance of the company facilities. We will try to avoid, minimize and control the pollution from our daily operation.

Sustainable development
We encourage our company to execute environmental protection and sustain the development policy. In addition, we will cooperate with other organization and seek for the new partners, in order to achieve the sustainable development goals.

Communication
We share our experience to promote the public awareness on environmental protection, and obtain public support and participation via the environmental activities and relative workshop.
We aim to work with public together to reach the goal of ideal environmental protection.

To ensure all of our staffs having suitable knowledge and capability to implement environmental protection responsibilities, we will provide the appropriate training and chance for attending the professional function development .In the meanwhile, to participate in environmental activities actively

 

Starting from workplace:

  • Establish environmental protection policy
  • Room temperature control
  • Using computer in energy-efficient way to reduce energy consumption
  • Electronic facsimile, instead of print out the non-essential copy

Scientific Pest Management (H.K.) Limited
  • Plant green plants in the office.
  • Post energy-saving tips in prominent places, regularly hold activities or workshops to raise employees' environmental awareness, set up environmentally friendly recycling bins to encourage resource recycling.
  • Set computers to default double-sided printing, recycle single-sided printed paper for reuse, set computer screens to automatically sleep after 20 minutes, and use electronic forms as the main method of internal communication.

Energy saving measures of management services

  • Using the photocell power control system for the public lighting in podium gardens
  • Service suspension of one to two lifts at the residential towers after midnight
  • Adjust the air-conditioning system of the tower lobbies and the operating hours of the public lighting in accordance with weather change
  • Shorten the operating hours of the water fountains at the Podium Gardens
  • Use sea water for flushing water supply and providing the central cooling system for tower lobbies at Phase II
  • Install electronic ballasts for fluorescent lights in Service Plant Rooms, Car Parks & Clubhouse
  • Upgrade part of the T8 fluorescent lighting by the more-energy-efficient T5 fluorescent lighting, respectively within the estate, car parks, chiller plant room and the club

Swire Properties was the first real estate developer in Hong Kong and the Chinese Mainland to join the Business Ambition for 1.5°C campaign, led by the Science Based Targets initiative in partnership with the United Nations Global Compact. We have put in place approved 1.5°C-aligned science-based targets and published Swire Properties net-zero road map to support the delivery of net-zero emissions before 2050.

We have adopted our Climate Change Policy since 2019 and updated in 2022 which outlines our commitment to managing climate risk across our operations and to developing mitigation, adaptation and resilience strategies to address those risks in line with global best practices.

Reduction strategies to support the delivery of our 2025 and 2030 1.5°C-aligned near-term science-based targets (“SBTs”):

(i) Carbon Reduction Measures for Scope 1 and 2 Emissions - Energy Efficiency

  • Continue to invest in and develop certified green buildings with best-in-class energy efficiency and climate resilience, through the adoption of passive building designs and energy-efficient building systems.
  • Perform retro-commissioning and technical upgrades across our portfolios in pursuit of ever-better energy performance such as electrically-commutated (“EC”) motor plug fan.
  • Digitalisation of building operations via rollout of smart energy management platforms and digital twin systems.
  • Extensive application of innovative low-carbon and energy-efficient technologies such as integrated direct current microgrid solutions.
  • Increase the adoption of on-site renewable energy generation and off-site renewable electricity procurement.
  • Maintain and improve our energy management plan in line with ISO 50001.
  • Continue our collaboration with academic institutions such as Tsinghua University to explore further energy saving opportunities.

(ii) Scope 3 Emissions – Capital Goods (New Development Projects)

  • The adoption of low-carbon procurement specifications for major construction materials such as concrete, rebar and structural steel.
  • Minimise use of materials through structural optimisation and low-carbon design.
  • Early electrification of construction sites and adopt more energy efficient construction methods, equipment and processes.
  • Expand our sustainable procurement efforts to cover more purchased goods and services.

(iii) Scope 3 Emissions – Downstream Leased Assets (Tenant Engagement)

  • Deepen collaboration with our tenants through tenant engagement programmes such as our bespoke Green Performance Pledge, Green Kitchen Initiative and free energy audits.
  • Promote resource circularity through various tenant engagement initiatives such as the Smart Waste Reduction Programme and Smart Reusable Cup System.

Strategies to help realise our net-zero commitment:

(i) Scope 1 and 2 Emissions

Decarbonising our direct operation

  • Adopting net-zero design in new buildings and major retrofits, and continuous digitalisation and electrification of existing buildings
  • Scaling up the adoption of low-carbon and energy-efficient technologies through the support of green financing, Swire Pacific SD Fund and internal financing mechanism such as internal carbon pricing.

Energy source decarbonisation

  • Continue to expand our capacity of on-site renewable energy generation and explore further opportunities of off-site renewable electricity procurement, where feasible.
  • With China and Hong Kong committing to become carbon neutral by 2060 and 2050 respectively, our portfolio operating in these locations are expected to benefit from the continuous decarbonisation of the grid.

(ii) Scope 3 Emissions

  • Expanding the adoption of low-carbon procurement specifications to a wider spectrum of construction and building materials, supplies and services.
  • Ramping up our engagement programme and support to suppliers, tenants and other value chain partners to improve data and best practices sharing and to build up their climate resilience in the net-zero transition.
  • Deliver our zero waste to landfill commitment to support the transition to a circular economy and our pledge to reach a state of water neutrality by 2050.
